Beacon Point is a deed restricted community of individually owned, free standing homes, located one mile from the Gulf of Mexico in Hudson, Florida. The homes were built in the 1996-2001 timeframe and have 1400 to 2100 square feet of living space. Many homes are adjacent to protected preserve areas.
Hudson is located north of Clearwater and New Port Richey and 45 minutes from Tampa airport and Tampa’s attractions. Orlando destination sites are less than two hours away. Beacon Point has a heated community pool for exclusive use of residents and guests.
There is also a large pool at our community clubhouse which is used by all five of the communities in our Beacon Woods East development. It is a short drive to local beaches and to Florida’s premier top rated beaches in Dunedin, Clearwater and St. Petersburg. The new Pasco County fresh water park, Sun West (www.sunwestpark.com) , is just minutes from our community. Beacon Point has easy access to the Gulf for fishing, kayaking, and boating.
We are located about two miles from the Beacon Woods Golf course. Many other courses are within a short driving distance. Golf rates are very affordable.
Beacon Point has a strong Home Owners Association dedicated to ensuring Beacon Point remains a stable, well maintained neighborhood of homeowners. Monthly maintenance fees include maintenance and care of common area, maintenance and irrigation of all lawns, trimming of shrubbery on the front of lots, lawn pest and weed control, bi-weekly trash removal, and costs for maintaining the clubhouse and recreational activities.
The association uses the community high quality Pasco County reclaimed water system to irrigate all homeowners lots and the common area. This system eliminates rust which is associated with well water and negates the need for residents to use their potable water for lawn irrigation which is a considerable savings to homeowners. Beacon Point was nominated for honors at a Communities of Excellence Award Committee for installing the reclaimed water system. Pasco County provided invaluable support for this project.
Monthly dues include: maintenance of common area, trash pick up twice per week and weekly recycling, irrigation of resident lots and our common area, lawn care (cutting, trimming, weed & pest control), maintenance of our heated private pool, and Master Association fees for maintenance of the common area and the recreational activities:

CLUB HOUSE RECREATION includes a large swimming pool adjacent to the club house; an exercise room with cardio and weight equipment; tennis and pickle courts; a billiards room; bocce and shuffleboard courts; a table tennis room; a library/reading room; kitchen area; and features Saturday morning community get-togethers at the club house (free donuts & coffee) in our large meeting room area.
Exercise and card playing groups meet in the club house throughout the week, and there are occasional dinners and entertainment events (for a nominal fee) arranged by our master association Activities Committee, as well as other special programs.
